A private sale, with the tradeoffs said out loud.

  • Sell it as it sits

Peeling paint, a tired roof, a tenant who will not leave. None of that has to be fixed before we talk.

  • Skip the listing

No sign in the yard, no weekend showings, and no agent commission taken out of the closing.

  • Clear the loan

A cash sale is meant to pay the mortgage off at a title company and take your name off it.

  • Hear the other path

If a cash sale would not clear what you owe, we will say so and explain a payment takeover, including the part where your name can stay on the loan.

Three steps. Then it is your decision.

  1. 01

    Send the address

It takes under a minute. If a trustee sale notice is on the counter, include the date on it.

  2. 02

    Talk to one of us

Patrick or Jaime asks what you owe, what the house needs, and what you actually want to happen.

  3. 03

    Choose, or don’t

You get a cash number, a takeover explanation, or both. Saying no is a complete answer.

Cash, or we talk through the payments.

Finish with your name and number. The address you just entered is already in the form.

Tell us about the house

This takes under a minute. Patrick or Jaime reply the same day.

A few lines are enough. Include the notice date if you have it.

What we look at before we name a price.

Phoenix is not one price. A Maryvale block house and an Ahwatukee subdivision are different offers, and a Valley-wide average would lie about both. We do not publish a market statistic in place of your address.

  • The date

If a notice is recorded, the sale date decides whether title even has time. Everything else waits on that.

  • The balance

What you owe, including a second loan or HOA dues, decides whether a cash sale can pay the debt off.

  • The house

A roof, a tenant, or a full clean-out changes the number. It does not disqualify you from asking.

  • The title

Everyone who has to sign, and any lien sitting behind the mortgage, shows up before a closing date is real.

Three ways this can go

A listed sale, a cash sale, and a payment takeover solve different problems. The cash sale is the one that pays the loan off and takes your name off it.

Listing, cash offer, and payment takeover compared

The closing dateDepends on a buyer and their loanA date title can actually meetDepends on the payoff and the papers
Fits whenYou can wait and want a retail priceYou want an as-is sale and a dateA cash sale would leave little after the payoff

The long version of the cash path is how to get a cash offer. If the date is the emergency, read what to do before a trustee sale.

Four situations. None of them need a perfect house.

These are the reasons people call. They are not reviews, and we do not publish a seller’s name or a made-up result.

Questions people ask first

Do I have to accept the offer?

No. Asking is a conversation. You can say no, keep the house, or keep talking to your lender or a lawyer while you decide.

Who actually calls me?

Patrick or Jaime. Not a call center, and not a different person every time the file moves. The person on the first call stays with you through title.

What if I still owe more than the house is worth?

Tell us the balance. We will say plainly whether a cash sale can pay the loan off, or whether taking over the payments is even worth a conversation. We will not pretend every house has equity.

How fast can we talk?

During the day, from 8:00 a.m. to 7:00 p.m., one of us aims to call or text within a few minutes of the form. If it is late, you will hear from us in the morning.

Will the offer match a listed price?

Usually not. A cash price sits below what a retail listing might bring, because you skip repairs, showings, and an agent commission, and you pick the date. We show that math before you decide.

Is there a fee to ask?

No. There is no charge to send the address or to hear a number. You pay nothing unless you choose to sell, and even then a cash closing is built so the usual agent commission is not taken from you.

Can I sell if the house is a mess?

Yes. Peeling paint, a bad roof, leftover furniture, or a tenant who is still there does not stop the first call. The condition changes the number. It does not change whether you are allowed to ask.

What if I am already listed with an agent?

That listing agreement controls. We will not step into the middle of it. If you and your agent end it the way the contract allows, we can talk after that.

Send the address. We’ll call you today.

If it is after 7:00 p.m., Patrick or Jaime will be on it in the morning. You do not have to decide anything on the phone.
